Reflecting on our second Professional Landlord Event

Following the success of our first event earlier this year, we were delighted to welcome landlords and industry experts back for our second Professional Landlord Event on 14th October.

The evening brought together a fantastic group of property professionals to discuss some of the key issues affecting landlords today, from mortgage pricing and valuations to the future of energy efficiency.

Watch the highlights

There was plenty to take away from the evening.

Understanding mortgage rates

Michael Shaikly, Proposition Manager at Shawbrook Bank, explored what is driving mortgage pricing and the important distinction between Bank of England Base Rate and swap rates. With swap rates reflecting market expectations about the future, movements in fixed mortgage pricing can happen before any change to Base Rate, making it important for landlords to look beyond the headlines when considering their finance options.

Making sense of property valuations

Edward Boulton, Head of Residential Investment Valuation at LSH, provided some useful insight into how properties are valued for lending purposes. He highlighted the importance of current market evidence and relevant comparables, as well as the practical steps landlords can take to help the valuation process run smoothly, including having leases, tenancy information and plans readily available.

Planning ahead for energy efficiency

Finally, David Sanders, Head of Energy at Vibrant Energy Matters, looked at the changing approach to energy assessments and what this could mean for landlords. His key message was not to wait until 2030, but to start reviewing portfolios now so any potential improvements can be planned and, where possible, incorporated into future maintenance and refurbishment.

The evening was a great reminder of just how valuable it can be to stay informed and plan ahead in a constantly evolving property market.

A huge thank you to everyone who joined us, to our speakers for sharing their expertise and to Shawbrook Bank for hosting us.

Following two Professional Landlord Events this year, we’re looking forward to continuing the series and bringing landlords more practical insights, expert perspectives and opportunities to connect in 2027. Keep an eye out for details or register your interest here.
