A takeaway business maximising profitability

A client came to us looking to refinance a takeaway business that they own and run. We assisted with the mortgage previously when they purchased the empty unit and had no trading history at that time. They were now in possession of 2 years’ accounts and were showing a healthy profit in their latest year. Cross-charge Commercial mortgage

A client approached us to help them raise funds on a café and charity shop, we arranged a cross-charge commercial mortgage over both properties, saving the client lender fees and solicitors costs as well as securing them a market leading rate only available to a small number of brokerage firms in the UK. The money raised was used to invest into another property purchase to grow his portfolio and provide a bigger return on their investment. (July 2024)

Branching into semi-commercial

A client had identified a restaurant with three self-contained flats above that they wished to purchase. Although they were an existing landlord, they were still relatively inexperienced and this, coupled with the fact that it would be their first commercial/semi-commercial property, was an issue for some lenders. We placed the application with a lender that was happy with our client’s experience, would look at the restaurant income on the current lease and could turn everything around in a timely fashion to meet the seller’s deadline.
