The 2026 EPC reset: changes ahead for homes and landlords

With the government looking to raise the minimum energy efficiency standards within rental properties from 2028–2030, a review of the current energy performance certificates (EPCs) has also been underway looking at a new structure to create clearer pathways to achieving higher performance grades.

These four distinct pathways will focus on energy cost, heating systems, smart technology and fabric performance improvements which could potentially allow older properties, where some insulation measures may not be appropriate, to bypass that route and focus on other areas to improve ratings.

The government is proposing to implement the new system in October 2026, although at present it is believed that existing EPCs will remain valid until their 10-year expiry.

Whilst it may be prudent for some landlords with properties that meet the EPC requirement of C under the old scheme to look to renew their EPC over the next few months in advance of the new structure coming into force, a watch-and-wait approach may favour those who currently wouldn’t meet the C minimum.
