The 6‑month rule: why smart landlords plan remortgages early

Over the past year, market conditions have shifted, bringing more competitive buy-to-let products to the table. Fixed rates remain a popular choice for landlords, but as your fixed term nears its end, the big question is: when is the right time to remortgage? Move too early and you risk early repayment charges; leave it too late and you could end up on your lender’s standard variable rate (SVR) – which can be painfully expensive. Timing really is everything.

Most lenders’ mortgage offers are valid for up to 6 months.* This means a proactive broker will aim to have a suitable application in place 3–6 months before your fixed rate ends, based on your preferred lender’s terms.

This approach gives you flexibility:

• If rates fall, your broker can switch you to the lower rate before completion.
• If rates rise, you’ve already locked in a competitive deal, potentially making a significant saving over the next term.**

In fact, brokers can often update your application multiple times until around 3 weeks before completion, ensuring you always have the best option available. Switching to a different lender altogether is possible, but it may involve extra time and costs.

Locking in a rate early isn’t just about peace of mind – it’s about protecting your bottom line. With interest rates still unpredictable, securing a deal ahead of time means you’re less exposed to sudden market changes.

While no one has a crystal ball, a responsible broker will always aim to “control the controllables”:

• Stay in regular contact to review options
• Advise if it’s too soon to remortgage
