The Renters’ Rights Act Information Sheet 2026: important legal deadline for landlords

By 31st May 2026, landlords in England must have provided their existing tenants with the official Renters’ Rights Act Information Sheet 2026 – a key requirement under the new legislation.

Failing to act in time could result in financial penalties of up to £7,000, so it’s essential to take action now.

What is the Renters’ Rights Act Information Sheet?

The Information Sheet 2026 is an official government document designed to explain how the Renters’ Rights Act affects tenants and their tenancies.

It outlines key changes including:

  • The end of section 21 ‘no fault’ evictions
  • New rules around rent increases
  • Stronger tenant rights and updated tenancy structures

Its purpose is to ensure tenants clearly understand the new legal framework from May 2026.

Who needs to act?

You are required to act if you:

  • Let property in England
  • Have an assured or assured shorthold tenancy (AST)
  • With a tenancy that began before 1st May 2026
  • And have a written agreement (fully or partly)

If you use a letting agent, they can complete this for you, but legal responsibility remains with you as the landlord.

What action must be taken before 31st May 2026?

To stay compliant, landlords must complete all of the following:

Provide the official document

You must give tenants the exact government-issued pdf. It must not be altered, branded or edited in any way.

Deliver it correctly

The document must be supplied as either a printed copy or a pdf attachment. Sending the link alone is NOT valid.

Send it to every tenant

Each named tenant on the agreement must receive a copy.

Meet the deadline

All of the above must be completed no later than 31st May 2026.

What happens if you don’t comply?

Failure to meet the deadline could result in fines of up to £7,000 so it’s important to get it right.
